2025 Multifamily Sales

Multifamily properties such as two-family, three-family, and larger apartment buildings can serve both as investments and as opportunities for buyers who want to live in one unit while renting the others. Let’s take a look at what the numbers from 2025 tell us about the multifamily market in Franklin County and Hampshire County.

Franklin County Multifamily Sales

In Franklin County, the multifamily market showed some interesting changes compared with the previous year.

For two-family homes, there were 47 sales in 2025, slightly up from 45 sales in 2024.

For three-family homes, the market also saw an increase, with 11 sales in 2025 compared to 8 in 2024.

Properties with four or more units, which are typically purchased by investors, moved in the opposite direction. There were 7 sales in 2025 compared to 14 sales in 2024.

This variation shows how different segments of the multifamily market can behave differently depending on investor activity and available inventory.

Pending and Active Listings in Franklin County

Looking at the end of the year provides insight into how the market may move going forward.

At the end of 2025, Franklin County had:
– 3 pending two-family sales
– 3 pending three-family sales
– 1 pending sale for four-plus unit properties

Inventory levels were relatively limited:
– 10 active listings for two-family homes
– 2 listings for three-family homes
– 2 listings for four-plus unit properties

Low inventory can often create continued demand among buyers looking for rental income opportunities.

Hampshire County Multifamily Sales

Hampshire County showed a somewhat different pattern compared to Franklin County.

For two-family homes, there were 70 sales in 2025, up from 58 in 2024.

Three-family homes also increased, with 22 sales in 2025 compared to 18 in 2024.

However, four-plus unit properties declined, with 11 sales in 2025 compared to 19 the year before.

This reflects a pattern similar to Franklin County, where smaller multifamily homes remained active while larger investor properties saw fewer transactions.

End-of-Year Inventory in Hampshire County

At the end of 2025 in Hampshire County:
– There were 3 pending sales for two-family homes
– No pending sales for three-family or four-plus properties

Active listings included:
– 9 two-family homes
– 3 three-family homes
– 4 properties with four or more units

As with Franklin County, the number of available properties remained fairly limited.

Why Multifamily Homes Remain Popular

Multifamily properties continue to attract buyers for several reasons:
– Rental income opportunities
– Long-term investment potential
– Owner-occupied rental situations where buyers live in one unit and rent the others

In markets like Franklin and Hampshire counties, these properties can offer a way for buyers to build equity while generating income.
