If you’ve been searching for a home recently, you’ve probably noticed one thing—there simply aren’t enough homes available. Many people assume higher mortgage rates are the main reason housing remains expensive, but the reality is more complex. Across Massachusetts—and especially here in Franklin County—the biggest challenge facing today’s housing market is a lack of inventory.

Massachusetts Faces a Significant Housing Shortage

According to state housing planners, Massachusetts is expected to need approximately 222,000 additional housing units between 2025 and 2035 to meet demand and eliminate the current housing shortage. In Western Massachusetts alone, studies estimate a shortage of approximately 23,420 housing units, including roughly 3,370 units in Franklin County. Massachusetts isn’t short by a few thousand homes—we’re short by hundreds of thousands of housing units statewide.

Homeowners Are Staying Put

One of the biggest reasons inventory remains low is that many homeowners locked in historically low mortgage rates over the past several years. Millions of homeowners refinanced or purchased homes when mortgage rates were between 2.5% and 4%. Today, many would have to take on significantly higher rates if they moved, so many choose to stay put.

New Construction Hasn’t Kept Up

Massachusetts has underbuilt housing for years. Rising construction costs, labor shortages, infrastructure limitations, and regulatory requirements have all contributed to a lack of new housing inventory.

More Baby Boomers Are Aging in Place

Many Baby Boomers are choosing to remain in their homes longer. Advances in healthcare, home services, and technology make it easier than ever for homeowners to age comfortably in place.

Demand Hasn’t Gone Away

Despite higher interest rates, buyers continue to enter the market because of job changes, growing families, marriage, divorce, retirement, and relocation.

What This Means for Buyers and Sellers

For buyers, today’s market requires patience and preparation. For sellers, limited inventory can create significant opportunities when homes are priced and marketed correctly.

Housing affordability isn’t simply about home prices or mortgage rates—it’s largely a supply problem. Until Massachusetts can significantly increase its housing inventory, we’ll likely continue to experience tight market conditions and ongoing pressure on home prices.
